Remember the short owner-service period after filing.
Section 45-507 requires filing within 90 days after completion of labor or services or furnishing materials.
Notices to check before filing
Deliver or mail the claim to the owner or reputed owner using the permitted methods no later than five business days after filing.
Where and how to file in Idaho
File the verified claim with the county recorder where the property or part of it is located. Include required disclosure and acknowledgment evidence when §45-525 applies.
A filing mistake to avoid
Five business days for serving the owner is a different clock from the 90-day recording period.
Prepare your project records
Prepare the net balance, property identification, owner and hiring-party information, and any required disclosure acknowledgment.
- Identify who hired you and whether the property is privately owned.
- Confirm your notice obligations and the event that starts each time limit.
- Verify the owner and property description using appropriate records.
- Reconcile invoices, payments, credits, and disputed amounts.
- Keep filing and service receipts, and calendar any enforcement deadline.
After the claim is filed
Filing does not guarantee payment or establish that a disputed claim is valid. Preserve the filed document and delivery evidence. If payment arrives, arrange the required release or satisfaction. If the balance remains unpaid, seek advice about enforcement before its separate deadline expires.
