How to file a mechanics lien in Iowa

Unpaid for work or materials on an Iowa construction project? Use the Mechanics’ Notice and Lien Registry. Use this guide to organize the filing questions, then check the cited law against your role and project.

IA · PRIVATE CONSTRUCTION CLAIMS

Use the Mechanics’ Notice and Lien Registry.

The first 90 days after last labor or materials matter for priority and protection. Sections 572.9–572.11 permit later posting in specified circumstances but impose additional notice and unpaid-balance limits; waiting can weaken a claim.

Notices to check before filing

Residential projects have notice-of-commencement and preliminary-notice provisions in §§572.13A–572.13B. Review these separately from posting the lien.

Where and how to file in Iowa

Iowa uses the online Mechanics’ Notice and Lien Registry for the statement of account under §572.8.

A filing mistake to avoid

A possible later filing route is not a reason to delay: intervening payments and interests can change what is recoverable.

Prepare your project records

Collect registry project information, preliminary notices, first and last furnishing dates, owner details, and payment records.

  • Identify who hired you and whether the property is privately owned.
  • Confirm your notice obligations and the event that starts each time limit.
  • Verify the owner and property description using appropriate records.
  • Reconcile invoices, payments, credits, and disputed amounts.
  • Keep filing and service receipts, and calendar any enforcement deadline.

After the claim is filed

Filing does not guarantee payment or establish that a disputed claim is valid. Preserve the filed document and delivery evidence. If payment arrives, arrange the required release or satisfaction. If the balance remains unpaid, seek advice about enforcement before its separate deadline expires.

Help with your unpaid construction account

The Credit App offers administrative mechanics lien preparation and a recording attempt for $249. Confirm your state, project, notices, and timing before ordering. The service uses the information you provide; it does not determine legal sufficiency, verify ownership, or represent you in an enforcement action.
