MI · PRIVATE CONSTRUCTION CLAIMS
File against the correct property in each relevant county.
Section 570.1111 requires recording within 90 days after the claimant’s last furnishing of labor or materials under the contract.
Notices to check before filing
Review notice-of-furnishing and proof-of-service requirements in the Construction Lien Act. The claim form refers to information from the notice of commencement.
Where and how to file in Michigan
Record with the register of deeds for each county containing the improved real property. The recorded claim covers only the described property in that county.
A filing mistake to avoid
A project spanning counties needs a property-specific recording check; one filing does not necessarily cover every parcel.
Prepare your project records
Collect the notice of commencement, property descriptions, first and last furnishing dates, notice evidence, and current balance.
- Identify who hired you and whether the property is privately owned.
- Confirm your notice obligations and the event that starts each time limit.
- Verify the owner and property description using appropriate records.
- Reconcile invoices, payments, credits, and disputed amounts.
- Keep filing and service receipts, and calendar any enforcement deadline.
After the claim is filed
Filing does not guarantee payment or establish that a disputed claim is valid. Preserve the filed document and delivery evidence. If payment arrives, arrange the required release or satisfaction. If the balance remains unpaid, seek advice about enforcement before its separate deadline expires.
