NV · PRIVATE CONSTRUCTION CLAIMS
A valid completion notice can shorten the recording period.
Section 108.226 generally uses 90 days after the latest of completion of the improvement, last material or equipment delivery, or last work. A valid recorded and served notice of completion can trigger a 40-day period.
Notices to check before filing
Check preliminary-notice and residential notice-of-intent requirements separately before recording.
Where and how to file in Nevada
Record the verified notice of lien with the county recorder where the property or part of it lies.
A filing mistake to avoid
The shortened period depends on a valid completion notice and statutory service; obtain the actual notice rather than relying on a verbal completion date.
Prepare your project records
Gather furnishing dates, completion and service records, payment terms, net amount, and the property description.
- Identify who hired you and whether the property is privately owned.
- Confirm your notice obligations and the event that starts each time limit.
- Verify the owner and property description using appropriate records.
- Reconcile invoices, payments, credits, and disputed amounts.
- Keep filing and service receipts, and calendar any enforcement deadline.
After the claim is filed
Filing does not guarantee payment or establish that a disputed claim is valid. Preserve the filed document and delivery evidence. If payment arrives, arrange the required release or satisfaction. If the balance remains unpaid, seek advice about enforcement before its separate deadline expires.
